Garage Door Repair in Dallas, TX

Suburban Garage Door has worked on Dallas doors since 1992. We are a family business with our shop at 610 E. Main St. in Allen, north of the city, so a Dallas call runs down US 75. Far North Dallas is about twenty miles. Downtown is about thirty. The south side is further still.

If a spring let go, the door will not move, or the opener quit, call (972) 414-6900. We will tell you what is wrong, what it costs to fix, and what it does not need. In that order.

Broken Door Right Now? Start Here

Most first instincts make a stuck door worse. Before anything else:

  • A bang like a gunshot, then a door that will not lift, is a broken spring. Leave it down. The spring was carrying that weight, and the door alone is far heavier than it looks.
  • A door sitting crooked or off its track should not be run again. Every cycle drags more hardware out of line.
  • An opener that hums or strains while the door stays put should be unplugged. A motor working against a jam is how a repairable opener becomes a replacement.

Then call (972) 414-6900 and tell us what you saw and heard. We can usually narrow it down before anyone gets in a truck. If it cannot wait, say so; emergency service is part of this trade. Give us the neighborhood too. In Dallas that changes the drive, and on plenty of streets it changes the rules.

What Usually Breaks on Dallas Doors

Dallas has the oldest housing of any city we cover. The median house here dates to 1981, roughly four homes in ten went up between 1950 and 1979, and tens of thousands were finished before 1940. The city also holds more apartment and condominium units than single-family homes, so the streets with private garages skew old.

That age explains what breaks. The address explains what you are allowed to put back. Three separate sets of rules run over different Dallas neighborhoods, and which one covers your street can settle a replacement before anyone talks about product.

Original Hardware on the Ranch Belt

The largest single block of Dallas housing went up between 1950 and 1979, much of it in the northern half of the city, where most of our Dallas work is. Torsion springs are rated in cycles, not years, and a door that has cycled twice a day for decades has spent what it was rated for. When one lets go it goes with a bang. We replace springs in pairs, because the second is the same age with the same cycles on it. On a house that old the door is rarely the original, so the door, the track and the opener are often three different ages. More on broken spring repair.

Detached Garages off the Alley

In the older parts of Dallas the garage is often a separate building at the back of the lot, reached from an alley, which comes from how those blocks were platted. Munger Place, laid out in 1905 as the first deed-restricted neighborhood in Texas, ran its utilities through rear alleys, and the pre-war neighborhoods that followed kept the pattern.

A detached garage is a different job. It sits on its own slab, and that slab moves on its own schedule in this soil, so the opening can rack out of square while the house does not move at all. Power is a separate run, and on some of these buildings it is old. Access comes off the alley, which decides where the truck parks and is worth mentioning when you call.

Landmark Districts Gate the Permit

Dallas has twenty landmark historic districts, among them Swiss Avenue, Munger Place, Junius Heights and Winnetka Heights. Inside one, a Certificate of Appropriateness is required for work on any structure on the site, and the city writes that broadly enough to name accessory buildings and carports. Building Inspection will not issue a permit until the signed certificate is presented, and replacements are held to period-appropriate materials. Applications are due by noon on the fourth Monday of the month, so a new door here is planned work.

A spring, a cable or an opener changes nothing about how the house looks. That is a question for the city’s preservation staff rather than a guess from us.

Conservation Districts Judge Compatibility

Conservation districts are a different instrument with a different test. There are more than a dozen, including the M Streets, Vickery Place, Lakewood, Greenway Parks and Kessler Park. A work review form is required for covered work whether or not that work needs a building permit, which catches people out, because a lot of garage door work needs no permit. The standard is compatibility with the district rather than period accuracy, so a modern steel door in the right proportions is often acceptable where a landmark district would push you back toward original materials.

Stabilization Overlays Regulate the Garage Itself

The third instrument is the Neighborhood Stabilization Overlay, adopted by the city in 2005, and it is the one that names garages outright. The city’s own description of what an overlay may regulate covers garage location, placement and connection: whether the garage is attached or detached, whether it has front, side or rear entry, and whether it sits in front of, behind or beside the main structure. Thirteen are adopted, from Northaven Estates in the north to Greenland Hills and Casa Linda Estates.

For a repair this rarely comes up. It matters when the garage itself is changing: adding one, moving one, or turning it around to face the street.

The mechanical failures above give notice first, as noise, drag, or slower travel. A maintenance visit finds them while they are still small.

The Price Comes Before the Work

Plenty of Dallas doors have another decade in them with one honest repair, and when that is true we say so. On a regulated street a replacement is not only a purchase. It is a submittal.

We tell you the price up front, before any work starts. If the technician finds something else once the door is apart, that is a conversation with you, not a line item that shows up on the invoice. And we will not sell you a new door when a repair will hold. That is the whole pricing policy, and it has kept customers with us since 1992.

Current Offers and the Fine Print

We publish the conditions right next to the coupon, because fine print you find out about later is just a hidden fee with a delay.

  • $49 maintenance special. Regulation checks on all opener safety devices, tightening of loose nuts and bolts, adjustments to the track, limit switches, force and sensitivity, and chain, and lubrication of the door and opener. Valid only for standard steel doors; additional fees may apply for wood, overlay, or custom doors.
  • $40 off repairs, with purchase of parts. We work on all brands of garage doors and openers. Not valid for maintenance, remotes, keypads or installations.
  • $50 off garage door openers. We specialize in LiftMaster garage door opener products. Not valid for maintenance, remotes, keypads or installations.

All offers are limited-time, cannot be combined, and must be presented at time of service. Mention the one you want when you call. The current list always lives on our coupons page.

Dallas Coverage From Our Allen Shop

Our shop is at 610 E. Main St. in Allen, and Dallas is not one drive. Far North Dallas is roughly twenty miles down US 75. Downtown is roughly thirty. The southern half of the city is further still.

So here is the honest version. Northern Dallas, broadly the city above LBJ Freeway, is everyday territory for us. Further south we still come, but it is scheduled work, and we would rather set a day with you than pretend the drive is shorter than it is. We are a small family crew, not a call center with trucks parked across a city of more than a million people.

We answer the phone Monday through Friday from 8 am to 5 pm and Saturday from 8 am to 2 pm, and we are closed Sunday.

New Doors When Repair Stops Making Sense

Some doors really are finished, cracked past patching or rusted through. When that is the answer we say it, and we handle the installation ourselves.

In Dallas the first question on a replacement is not which door. It is which rulebook, and the answer is your address. Landmark, conservation and stabilization districts each ask for something different, and at most one of them applies to you.

That approval is never ours to give. What we can do is help you pick a door that suits the house rather than the one with the best margin for us. The Timeless Collection, the Contemporary Collection and the Recessed Panel doors show the styles side by side.

Timeless Collection

A classic style with a distinctive design.

Contemporary Collection

An original style with endless options.

Recessed Panel Doors

A traditional look with a modern construction.

Openers and Remotes, Repaired or Replaced

A dead opener is not automatically a new opener. Safety sensors, drive gears and travel limits account for a large share of the opener calls we run, and every one of those is a repair. When the motor really is done we handle opener installation, mostly LiftMaster, and we program remotes and keypads while the truck is there. The openers page shows what we fit.

Dallas Garage Door Questions, Answered

Our house is in a landmark district. Can you still replace the garage door?
Yes, but the Certificate of Appropriateness comes first. The city requires it for work on any structure on a landmark site, carports and accessory buildings included, and no permit issues until the signed certificate is presented. Applications are due by noon on the fourth Monday of the month, so start early.

We are in a neighborhood stabilization overlay. Does that reach the garage?
It can, by name. An overlay may regulate whether a garage is attached or detached and whether it has front, side or rear entry. That governs the structure rather than which door goes on it, so a repair is still a repair. If you are adding, moving or reorienting a garage, the overlay decides the project before any product does.

How quickly can you get to Dallas?
It depends where in Dallas. The northern part of the city is roughly twenty miles from our Allen shop and an everyday run. Downtown is closer to thirty and the south side further, so those are scheduled work. You will get a straight answer on the phone.

Are you open on Saturday?
Yes, from 8 am to 2 pm. Weekday hours are 8 am to 5 pm, and we are closed Sunday. We repair and replace all brands, and for new opener installations we mostly fit LiftMaster.
