Safety Comes First for This Critical Repair
Suburban Garage Door has installed thousands of torsion springs in the Dallas/Collin County area since 1992. The most common service request we get is “our garage door won’t open.” In most cases, the door will not open because of a broken spring.
This surprises many people since they think the opener opens and closes a door. It is, in fact, the torsion springs that do the heavy lifting. We thought it would be a good idea to educate our customers on the important role torsion springs play in the operation of garage doors.

Garage door springs play an indispensable role in the seamless operation of your garage door, acting as the counterbalance that makes lifting and lowering the door possible. There are two main types of springs used in garage doors: torsion springs, which are mounted above the door opening, and extension springs, which run along the sides of the door tracks.
Both types are under tremendous tension, storing the energy required to move the door in a controlled manner. The incredible tension placed on these springs makes them a critical point of failure in any garage door system – in addition to making it a potentially dangerous issue to ignore or repair.
Without functioning springs, your garage door can become extremely heavy and difficult to operate, posing a risk to safety and accessibility. Proper maintenance and timely repair of these springs are crucial to ensure the longevity and safety of your garage door system.
Stress over time will eventually cause spring failure. Stock springs are rated at 10,000 cycles (one cycle being open & close). To calculate a torsion spring’s life span, divide its life cycle by the number of times the door is opened and closed each day.
We recommend yearly maintenance to keep all parts of the garage door running smoothly to get the most out of your door springs. Keeping the door components aligned and lubricated reduces friction and makes it easier for the torsion springs to do their job. Replacing worn out garage door rollers, bent tracks, and damaged sections helps to maximize spring cycle life, system durability, and reliability.
To check for broken garage door springs, pull the emergency release cord while the garage door is closed. If you’re unable to lift the door manually, then you have a broken spring (a two spring system with only one broken spring may be lifted manually).
Here are a few other signs that your spring may have failed:
Our experienced service techs use precise math to decide spring size and how many turns are required to lift a 200 – 500 pound door. We wind the spring to ensure that the cables have the correct tension when the garage door is fully opened.
The winding process is a balancing act because if turned too little, the spring will not generate the necessary force to keep the cables tight at the garage door trajectory’s end. On the other hand, if wound too tight, the spring will generate too much force causing unnecessary garage door wear and tear.
Garage door springs, cables, brackets, and other hardware are under very high tension. If handled improperly, they can cause serious harm. Only qualified professionals should handle them. Do not attempt to repair or adjust the torsion springs yourself.
Our team has over thirty years of experience in safely handling replacements for springs. Contact us and we’ll get a professional over to you in no time.
We’re here to answer all of the questions you may have about what it means when your garage door spring breaks and requires professional help.
Signs of a broken garage door spring include a door that won’t lift, a loud bang from the garage area, and springs that look visibly separated.
We strongly recommend not to open your garage door if a spring is broken. Doing so can cause further damage to the door and opener, and poses a significant safety risk.
Most spring repair or replacement services can be completed within an hour, depending on the type of spring system and the availability of the necessary parts.
The cost can vary based on the type of spring system, the weight and size of the door, and local labor rates. A professional quote is recommended for accurate pricing.
Due to the high tension involved in garage door springs, it’s strongly recommended to have them repaired or replaced by a professional. Attempting a DIY repair can be extremely dangerous.

I have been using Suburban Door for the past 6 years. I have never had a serious issue with my door, but I do get a yearly maintenance done on my whole system. The tech is always polite, and very professional. They always take plenty of time checking out my door and motor. Thanks to there great maintenance pricing I have been able to avoid any costly repairs.

I was referred through my home warranty company for a repair that was not covered under my policy (my door was off of the rails). I couldn't believe how fast they were able to get a tech to my house. From my initial first phone call to the job being completed took less than 2 hours. I thought my day would be tied up, and I would have to take the day off of work. Thanks to the amazing girls in the office, and Ben the wonderful technician it was not a problem (I even made it to work on time). I would recommend Suburban Door to anyone. They are so friendly, and very reliable. Their work is A+.

I have been a loyal customer for over 10 years, and will continue to do so. I was referred to Suburban Door by my neighbor when my spring broke on my door. I was very impressed with their level of professionalism and customer care. Since my first call to them in 1996 I have had the pleasure of dealing with their staff on a few other properties I own. They are the first and only call I make for garage door issues.

I love the referral program that Suburban Door offers. As I refer my friends to them I get a lovely thank you maintenance coupon. More companies should offer things like this. It really shows your customers that you appreciate them.

After a very frustrating time dealing with another company I decided to give Suburban Doors a call. They were very accomodating to my situation, and were so kind to work around my hectic schedule. The other company gave me a time window of 12-5. I told them I couldn't give up that much time of my day. I was simply told....too bad. Suburban Door gave me a time window of between 11-1 and gave me a 30 minute call to meet the tech. It was so nice to see a company that truly values the time of their customers. The repair was quickly done, and I was really impressed with the pricing. Overall great experience. Highly recommend.
