McKinney runs two completely different garage door jobs inside one set of city limits, and only a few miles separate them.
About seven in ten homes here were built in 2000 or later, split almost evenly between the 2000s and the 2010s, and the median McKinney house was finished in 2007. On those streets the door, springs, rollers and opener all went in on one day, chosen by the builder, and they reach the end of a first service life together. Underneath that sits the older town. Roughly one house in twelve predates 1980, more than a thousand of them predate 1940, and McKinney was already a town of about 8,500 people that year. The oldest of those blocks sit inside the city’s historic overlay, where what a door is allowed to look like is not entirely up to the homeowner.
Same city, same truck, two different conversations.
Torsion springs are rated in cycles, not in years. A door on a house finished in 2006 that has gone up and down two or three times a day has spent what a builder-grade spring was rated for, and when one lets go it goes with a bang people describe as a gunshot. It is the most common call we take out of McKinney. The openers installed with McKinney’s 2000s subdivisions are coming up on twenty years of service. Age usually shows up first as small things: a stripped drive gear, a travel limit that has drifted, a safety sensor knocked out of line by a bicycle. Those are repairs, not replacements, and we check every one of them before quoting anything bigger. A short drive from those subdivisions, the same broken spring sits on a house that was standing before 1940. McKinney’s historic overlay has separate commercial and residential areas, and inside it a Certificate of Appropriateness has to be approved before work begins and before the city will issue a permit. The city’s own submittal requirements name garages specifically, alongside facades, fences and gates, so the garage door is not an afterthought in that review.
In practice this is simpler than it sounds. Ordinary maintenance that changes no structure, materials or features is not restricted, so a spring, a cable, a set of rollers or an opener is a repair like any other. The review applies when the look of the door changes. We would rather tell you which side of that line you are on before we start than after.
Hail an inch across or larger has reached McKinney better than a dozen times in the past twenty years, twice at baseball size. A dented panel is not only cosmetic. A section pushed out of plane drags in the track, the rollers wear unevenly, and the opener works against the damage every cycle until something else gives.
The two halves part ways here too. On a steel door from a 2000s build, a damaged section is often a section swap on a door still in production. On an older door the panel may be nothing anyone still makes, so the options narrow to a repair or a full replacement, and inside the overlay the replacement brings the review with it.
Most of these failures give you warning first, as noise, drag, or a door that travels slower than it used to. A maintenance visit catches them while they are still small.
Plenty of the McKinney doors we look at are one spring set and one roller change from another decade of service, and when that is the answer we say so, even though a new door would pay us better. Inside the historic overlay that answer matters more, because a replacement there is a design decision with a review attached.
We tell you the price up front, before any work starts. If the technician finds something else once the door is apart, that is a conversation with you, not a line item that shows up on the invoice. And we will not sell you a new door when a repair will hold. That is the whole pricing policy, and it has kept customers with us since 1992.

Some doors really are finished: a section cracked past patching, rust through the bottom, damage that costs more to chase than to replace. When that is the honest answer we say it, and we handle the installation ourselves.
Who signs off on the new door depends on your address. Inside the historic overlay it is the city, through the Certificate of Appropriateness, which has to be in hand before a permit can issue. There is no fee for it and review generally runs ten days to a month, so start early. In the master-planned neighborhoods it is usually an architectural committee, and in a community built the way Stonebridge Ranch is, your village association may have a say alongside the master association.

A dead opener is not automatically a new opener. Sensors, gears and travel limits account for a large share of the opener calls we run, and every one of those is a repair. Not us. Stonebridge Ranch is run with a master association and village associations underneath it, so the answer can depend on which village your street sits in. We will narrow the door down to options that match the block; the approval stays between you and your association.
How fast can you get to McKinney?
Often the same day, especially on a morning call. McKinney is about nine miles from our shop in Allen and one of the closest cities we cover. You will get a straight answer on the phone, not a window we hope to hit.
Our house was built in the 2000s and nothing has ever been replaced. What goes first?
Springs, then rollers, then the opener’s drive gear, roughly in that order. Builder hardware all went in on a single day, so it tends to reach the end of its life together rather than one piece at a time. Noise, drag and slower travel are the early warnings.
Are you open on Saturday?
Yes, from 8 am to 2 pm. Weekday hours are 8 am to 5 pm, and we are closed Sunday.
Do you work on my brand of door or opener?
Yes. We repair and replace all brands of garage doors, openers and remotes. For new opener installations we mostly fit LiftMaster.
Will you try to sell me a new door?
No. If a repair will hold, we tell you a repair will hold. New doors are for doors that are actually done.
