Broken Door Right Now? Start Here

Most of the ways a stuck door gets worse happen while somebody is still pressing the button.

  • A loud bang, then a door that feels like dead weight, is a broken spring. Leave it down. Without the spring carrying that weight, the door is far heavier than it looks.
  • If the door sits crooked or has jumped the track, stop pressing the button. Every cycle bends more hardware and turns a short repair into a long one.
  • If the opener hums or strains while the door stays put, unplug it. A stalled motor left running is how a repairable opener becomes a replacement.
  • If a storm just came through, look at the track before you run the door. A dented section can pull the track out of line.

What Usually Breaks on Allen Doors

Three things shape almost every call we take here. Allen took the costliest confirmed tornado in this service area. More than half of its houses went up between 1990 and 2009, so the original hardware is coming due as a wave rather than one door at a time. And when a door needs replacing, nobody at City Hall decides what goes back in the opening.

Storm Damage That Surfaces Later

On April 10, 2008, a little after three in the morning, an EF1 tornado ran about seven miles from Allen toward Fairview. The National Weather Service survey found structural damage to roughly fifty homes here. Hail is the steadier problem: inch-or-larger stones have been reported here on more than twenty separate days since the mid-1990s, and the largest anyone reported, softball size, fell at the north edge of the city near the McKinney line in the spring of 2019.

Neither wind nor hail has to break a door the day it lands. A section knocked out of plane drags in the track, rollers wear unevenly, and the opener fights that every cycle until a spring or a gear gives out months later. After a storm the roof gets looked at. The door usually does not.

Springs and Hardware Fitted on One Day

The median Allen house was finished in 2003, and on most of those streets the door, springs, cables and rollers went in on one day, chosen by a builder. Torsion springs are rated in cycles, not years, so a door cycled two or three times a day since it was new has spent what builder-grade hardware was rated to give.

We replace springs in pairs. The second one is the same age with the same cycles on it, and a return visit eight weeks later is a cost you should not have to pay. We check the cables and rollers too; they came off the same truck the same morning. More on broken spring repair.

Openers Now 17 to 36 Years Old

Run the arithmetic on that 1990 to 2009 build wave and the openers that came with those houses are seventeen to thirty-six years old. About one Allen house in ten dates to the 1980s, and those are older still.

Age by itself is not a verdict. A stripped drive gear, a travel limit that has drifted, a safety sensor knocked out of line by a bicycle: all repairs, and we check every one before quoting anything larger. Ground That Moves Less Than Most

North Texas clay swells and shrinks with the season, and when a garage opening moves the door stops matching it. Allen is a partial exception. Its ground is the most uniform in this part of the county, and close to a third of that is a chalk-derived clay which moves noticeably less than the deep black prairie clay elsewhere. Roughly two thirds of the city is still rated poor for building, so this is a difference in odds, not an exemption.

When an Allen door catches on one side, we are less likely to find the opening has shifted and more likely to find bent track, a worn roller, or hardware never squared up. Those are repairs, and a maintenance visit catches them while they are small.

Plenty of Allen doors have another decade in them with one honest repair, and we say so even though a new door would pay us better. That is easier to mean when the shop sits in the same city as the driveway: the people we quote are the people we run into.

We tell you the price up front, before any work starts. If the technician finds something else once the door is apart, that is a conversation with you, not a line item that shows up on the invoice. Allen Coverage From Our Main Street Shop

We cover the whole city from inside it: the older streets around downtown, the 1980s pockets, the 1990s and 2000s subdivisions that make up most of Allen, Twin Creeks on its couple of thousand acres, and the Cottonwood Creek neighborhoods.

There is no drive out to Allen for us, only a drive across it. Same-day service is the ordinary case here rather than the lucky one, and a morning call makes it likelier still. If a part is not on the truck, the shelf is minutes away. What we will not do is promise a window we cannot hit. If the day is full we say so on the phone, not after you have given up an afternoon.

We answer the phone Monday through Friday from 8 am to 5 pm and Saturday from 8 am to 2 pm. We are closed Sunday.

New Doors When Repair Stops Making Sense

Some doors are finished: a section cracked past patching, rust through the bottom, storm damage that costs more to chase than to replace. When that is the answer we say it, and we handle the installation ourselves.

What you are allowed to put back is not the city’s call. Allen’s design standards apply to commercial, multifamily and parking structures. For an ordinary detached house the code sets no menu of approved door treatments, no width limit and no front-entry garage setback, and does not require the parking to be enclosed at all.

The rules that govern your door sit one level down, in the planned development your subdivision was zoned under or your HOA’s architectural guidelines. Two planned developments alone cover roughly a quarter of Allen, so for many addresses the PD is the real rulebook.

Openers and Remotes, Repaired or Replaced

With openers this old, the question is not whether a unit can be repaired but whether the repair is worth it. Sensors, gears and travel limits account for a large share of our calls, and all of those are repairs. Do we need city approval to change our garage door?
Not from Allen. The city’s design standards cover commercial, multifamily and parking structures, not the garage on a detached house, and there is no approved list of door styles or widths. We are in Twin Creeks. Who signs off on a new door?
Not us, and not the city. Twin Creeks runs its own community association, and Cottonwood Creek is a master association with separate associations underneath it, so the answer can depend on which part of the neighborhood you are in. We will narrow the door to options that suit the block; the approval stays with your association.

Are you open on Saturday?
Yes, from 8 am to 2 pm. Weekday hours are 8 am to 5 pm, and we are closed Sunday.
